 Beginner - New contract for "Exclusive rights"

Hey ya'll

I'm new, please make me feel welcome.

I produced for a while and now I got contacted by a fella that like to buy one of my beats exclusive - but I aint got no contract?...

Can anybody help me with this, and send me a contract I can use for my sale. I can't sell a beat without having a contract, and can't afford a lawyer to make one for me.

Would really appreciate it!!
